Please don’t expect it’s as warm as a spa or indoor heated pool. brbr- No specific pool temperature is guaranteed during and after cold fronts, or in winter general when days are short, pool heaters may struggle or even be unable to keep the water at the same temperature until the weather gets warmer. The pool heater will help to warm up the pool faster when it gets warmer outside, however, you should not expect “bathtub temperatures” during or after Florida winter cold fronts or cold nights.brbr- Our pool heater pumps have a safety system that prevents overheating of the element when the pump is working overtime in cold weather conditions. This way causes a temporary shut off services automatically until the pump can regain its functionality efficiently. * (This is optional and may not be available at some times.) Please do not touch the pool equipment at any time under any circumstance.brbr- Our pools are on a weekly cleaning schedule on Wednesday or Thursday so during your stay a staff member might go to the pool to complete the cleaning. They will not enter the home and only the back patio area. We do our best to keep it free from leaves and debris but sometimes and especially on windy days there may be leaves or debris in the pool. We have provided a portable skimmer for you to remove any of these should you encounter any.brbr- Please SUPERVISE your children constantly and never leave a child unattended in or near water. There is no fence to block the kids from running into the pool if they are unsupervised. You are responsible to protect your children and prevent them from running into the pool. Use the pool at your own risk. The host assumes no responsibility for any incidents at the pool.brbr** BBQ GRILL uses with additional cost of $35. This will cover the cleaning of the grill so you do not have to worry about cleaning it before check out. Guests will also be responsible for obtaining their own propane. If there is still propane left on your arrival, feel free to use it, otherwise you will have to make a trip to the store to exchange the propane tank. There’s a Lowes, Chevron, Circle K nearby for you to swap the propane tanks. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. The max. occupancy of the home is 6 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.br2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.br3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.br4. The homeowner does not accept young adult/student groups under the average age of 25.br5. No smoking, vaping or cannabis on the property including the pool deck.br6. No EV charging from the home supply.br7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.br8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.br9. We do not accept reservations that check-in on December 25th.brbrCANCELLATION POLICY:br The Vrbo cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.brbrSUPPLIES PROVIDED:brThe home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.brbrPOOL HEAT:brThe pool can be heated and is an additional $35 plus tax per day for the minimum of 3 consecutive nights, please book pool heat at least 48 hours in advance of check in. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.brbrPool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. brbrWe cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature. brbrGuests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat.
